Pre-Construction Buying Process

STEP 1

FINANCING

Get pre-qualified and know what you can afford to avoid disappointment. Try to include an amount for unknown closing costs as well (ie: land transfer taxes, utility hook-ups, lot-levies, lot premiums, etc.). Set realistic goals.

STEP 2

SELECTION OF LOT AND HOME DESIGN

Find the perfect lot in your selected neighbourhood and a home design based on the lot size and architectural control guidelines that fits within your budget. Take advantage of your rescission period. Find a solicitor to review your Agreement of Purchase and Sale.

STEP 3

STRUCTURAL FLOOR PLAN OPTIONS AND EXTERIOR PREFERENCES

Review your floor plans and start thinking about how you want to personalize your home. The builders’ sales team will provide you with a list of options for structural layout changes and exterior finishes such as brick and window packages, door styles and colours.

STEP 4

CUSTOMIZE MECHANICAL, ELECTRICAL AND APPLIANCES

At this appointment* you will cover details such as appliances, electrical, telecommunications (cable/internet/phone), home theater systems, security and smart home systems, heating, ventilation and air conditioning, plumbing layouts, garage options (doors and openers). Knowing in advance of these items will allow for any required layout revisions prior to finalizing your selections. *VIRTUAL APPOINTMENT

STEP 5

SCHEDULE AND ATTEND A MEETING AT THE DESIGN STUDIO

Your first design studio appointment* is typically a first-glance of the builders’ standard finishes and upgrades available so that you can gather ideas on how to personalize your home. *VIRTUAL APPOINTMENT

STEP 6

SELECT COLOURS AND FINISHES

This meeting takes place in the design studio with a décor consultant. This is your opportunity to decorate your new home by selecting various finishes such as interior trim, flooring (tiles, hardwood, carpets), cabinetry colours & options (soft-closing drawers, cabinet hardware, open shelving, etc.), backsplashes, countertops & plumbing fixtures (if applicable). Paint colours (if applicable). Your appliance selections must have already been selected in order to proceed with décor items.

Note: If your builder does not have a design studio, you will be required to visit each trade to finalize your interior décor finishes.

STEP 7

ELECTRICAL AND SECURITY WALK-THROUGH

This is a mid-construction peak at your new home which will allow you to make any last minute changes or corrections to electrical and security pads and/or camera locations. Your site coordinator and electrician will walk-through the home and discuss the pre-planned positions of lighting, electrical plugs, television and internet outlets, security camera locations, etc. This takes place after your home is framed, the roof is on and prior to insulation.

STEP 8

LIGHT FIXTURES

If your builder has provided you the option to choose your own lighting, this would be the time to finalize your selections. You should have a good understanding of what you’re planning on after STEP 7.

STEP 9

SETUP ACCOUNTS

At least 30 days prior to closing, source who will be your utility and internet/cable providers and finalize any existing accounts at your current dwelling. If you’re moving into a new area, you builder will be able to give you a list of companies that provide these services. Don’t forget to notify your insurance as well as. You’ll need to give your solicitor this information too. Get your accounts setup and ready for your closing day!

STEP 10

PRE-DELIVERY INSPECTION

See your home for the first time at this in-person visit with your service manager. At this exciting walk-through appointment, you’ll get acquainted with all the features and functions in your new home. This is a crucial time to understand your Tarion warranty. 1-YR, 2-YR, 7YR - Educate yourself with what’s warranted and what’s not. New homeowners’ have responsibilities too! STEP 11

CLOSING DAY

Move into your beautiful new home and start enjoying life in your new community!
